"Units won't run effectively if doors and windows are kept open while a unit is trying to cool. Likewise, a window unit won't efficiently cool a room if the room isn't sealed off properly."

Some common problems homeowners face aren't as easy to spot. One such problem is running out of refrigerant. Refrigerant cools the air, so if there is a leak, air will circulate through the system, but it won't be cooled. A quick inspection by a technician can solve the problem by sealing the leak and recharging the unit with the proper level of refrigerant.

Frozen air coils can create refrigerant leaks, dirty air filters and blocked ductwork. This issue can be easily spotted because the coils will be frozen solid. To fix the problem, the unit should be turned off to allow the ice to melt, and if needed a licensed technician can inspect the unit for additional issues.

Clogged or dirty drains might cause a unit to become leaky. Homeowners should maintain regular service appointments to ensure the unit runs at maximum efficiency.

"Homeowners should keep an eye on the outside unit, as well," says Montgomery, whose company provides Marietta air conditioning installation. "If the outside fan isn't working properly the unit can overheat, damaging the internal part of the unit. A lack of power or even a broken thermostat can cause the outside unit not to run effectively."
