Lake of Ozarks Housing Market Looking Brighter for 2014 Reported from 6th Annual RE/MAX Symposium

Citing statistics on transactions, investments and pricing, The Sixth Annual RE/MAX Real Estate Symposium reveals that 2014 looks promising for the Lake of the Ozarks real estate market.

The latest statistics presented during the 6th Annual RE/MAX Symposium point to the imminent progress in the Lake of the Ozarks housing market. Come 2014, property buying and selling transactions in the Central Missouri area is poised to experience continued growth.

"The first symposium we had been in 2008 and real estate was really good", says CEO Frank Christensen of RE/MAX Lake of the Ozarks. "We had robust sales, but we were totally ignorant of what was to come," he added.

If data are to be analyzed, 2013 kicked off the bright future that is seemingly ahead for the Lake market. By third quarter of the year, transactions ballooned to 1,891, from the fallout in 2009, which ended with only 1,340 transactions from a high of 2,477 in 2007.

Reports during the symposium, which gathered realtors at Osage National Golf Resort, RE/MAX Kansas City, emphasized the number of foreclosures and the number of homes up for sale - which are both used to gauge the condition of the real estate market.

The figures indicate that waterfront property foreclosures in the Lake "have been relatively steady" while off-water property foreclosures "have declined considerably" in the last three years. From property foreclosures in 2011 that constituted 9.5% of total sales, the numbers are down to 9% so far in 2013. Off-water property foreclosures in the same year were at 39%; it is at 25% so far in the year.

In 2009, the Lake of the Ozarks had 7,426 homes on the market. At present, the official count is at 5,874 properties. Given the indications, realtors are confident that the Lake is on steady road to recovery.
