Deerfield Beach Intracoastal townhomes' veteran builder passes along savings to buyers

Online, November 30, 2009 (Newswire.com) - DEERFIELD BEACH, Fla. - Sometimes things turn out better than anticipated. After completing four luxury townhomes with direct Intracoastal frontage in Deerfield Beach, National Custom Homes has lowered prices in order to pass along substantial savings to buyers. That's because final construction costs turned out to be below projections.
"Now that we've completed these townhomes, our costs came in better than our original bank projection when I had obtained my construction loan back in December 2007," confirmed Rick Pfendler, founder/president of National Custom Homes and a 42-year veteran of the building industry. His son Scott Pfendler joined the business in 2003. Together, they continue to build residences in some of the most celebrated waterfront locations and country club communities in Palm Beach and Broward counties.
Prices for the Intracoastal townhomes had started at $2,950,000 (inside unit B & C) upward to $3,250,000 (end units). Now pricing begins at $2,750,000. That's a savings of $200,000 on each of the two interior units.
"National Custom Homes could have put the savings into its own pocket, but chose not to. That speaks volumes about this home builder's integrity," said Joyce Schneider, broker/owner at Castles By The Beach Realty in Boca Raton, the exclusive sales agent for the new townhome project.
"By no means did the builder cut corners or compromise in any way to deliver these exceptional, Mediterranean-inspired, three-story residences," she was quick to point out. "The quality of materials, impeccable craftsmanship and attention to detail that have shaped National Custom Homes' reputation for excellence among its clients and industry peers are highly visible here."
Commenting further, Schneider said, "In a challenging economic climate, many builders have had to reduce prices as an incentive for buyers to purchase their new homes. But that's not the case with National Custom Homes. The company's reason for lowering the townhome pricing wasn't to boost sales, but rather to be fair to buyers. This is simply a reflection on how the Pfendlers conduct - and have always conducted -- business."
These townhomes offer abundant outdoor space and 'live' like custom single-family homes on the water. They are exquisitely appointed to meet the needs of discerning buyers - in particular, boaters.
Located just minutes by boat to the Hillsboro and Boca Raton Inlets for ocean access, and 30 minutes to the Lighthouse Point Marina, the townhomes are also within walking distance of six restaurants, and a 30-minute drive from either Palm Beach International or Fort Lauderdale/Hollywood International airports. Moreover, the ocean is within strolling distance to the east.
Because the townhomes are on N.E. 19th Avenue on the east side of one of the widest portions of the waterway, they provide expansive views of the Intracoastal and Deerfield Island Park immediately to the west. "The park is a preserve so the views are protected and won't ever change," Schneider added.
The air-conditioned square footage for each townhome is approximately 4,123 square feet. Each has four bedrooms, four and one-half baths, an elevator, a covered loggia, a patio with a 10' x 17' heated swimming pool and summer kitchen (replete with gas barbecue and sink), a courtyard, a two-car garage, an 8-foot lateral dock and 37-foot finger pier, and an optional boat lift.
Townhomes also include 24" x 24" marble floors in the foyer, living room, dining room, kitchen/breakfast area, family room and laundry room. Sumptuous master suites feature French doors overlooking the pool/patio and waterway, a seating area, a morning kitchen and oversized his-and-her walk-in closets with built-in closet shelving. Master baths have 18" x 18" marble floors and a shower stall, a separate tub with a marble surround, and marble vanity tops and backsplashes. Kitchens are equipped with Wolf, SubZero and Miele appliances.
Additional highlights include a ventless gas fireplace in the living room, gas cooking, a spacious third-floor family room with a wet bar overlooking the waterway through 8' sliding glass doors, with access to a covered patio and a second barbecue area. In addition, the B & C floor plans are pre-wired for an optional home theatre.
